What does MLS mean in real estate?

The MLS is a platform to streamline property transactions. This tool enables real estate professionals to share and access local property listings efficiently. With hundreds of MLSs nationwide, they use common rules to facilitate a smooth exchange of information within communities. The members or listing brokers offer cooperation to other brokers by providing accurate and up-to-date property information. 

While there’s ample real estate information available online, MLSs are private databases maintained by professionals. Therefore, they hold a lot of credibility in the real estate industry.

When did MLS originate?

Created in the late 1800s, MLS allows brokers to share property information and collaborate for mutual benefit. With over 800 MLSs today, brokers share details about their listings, promoting cooperation for successful transactions.

In a nutshell, MLSs level the playing field in the competitive real estate market, enabling small and large brokers to compete. What’s more, buyers and sellers benefit by having access to a wide range of properties through this platform.

How does MLS work?

Homeowners selling their property can’t add homes to the MLS by themselves, but they can collaborate with agents or brokers to have their homes listed. Some listing companies offer to list homes for a fee, along with basic marketing services.

When agents log in, they can access a lot of useful information to share with their clients or improve their business strategies. This goes beyond simple details such as the type of driveway in a listing. Agents can upload and download documents on the MLS, such as seller disclosures and HOA regulations.

Furthermore, an MLS number is like a special ID for each house listed on sale. It helps people tell houses apart and find them easily. This shouldn’t be confused with the NMLS number which is the Nationwide Multistate Licensing System. It’s for people working as mortgage loan officers, and it stays with them permanently.

What are the advantages of accessing MLS?

MLS gives more visibility to the broker selling a property and offers more choices to the broker representing the buyer. Both brokers earn a commission when a sale occurs. These services also make it fair for both small and large brokerages to compete with each other.

For instance, if a small brokerage could only show its buyers the properties it has listed for sale, those buyers wouldn’t have access to all the listings from other brokers. However, with a local MLS, the information is gathered in one place, making it easier for brokers to work together. The MLS helps brokers collaborate in helping buyers find properties and sellers sell their homes.

Since real estate agents and brokers work together to create MLS databases, homebuyers can access many listings, and sellers can connect with buyers through their broker or agent. Interestingly, even popular online real estate websites and real estate brokerage get their data from regional MLS databases.

Are all houses in the U.S. listed on MLS?

While the majority of homes for sale are on the MLS, there are exceptions, such as homes sold without being listed there. Pocket listings, also known as exclusive or off-market listings, are homes not marketed in the usual ways. Instead of being on the MLS, the seller keeps the property privately “in their pocket” for reasons such as privacy or waiting for the right buyer to make an irresistible offer.

When a buyer partners with a real estate broker in an MLS, the broker can easily search all properties for sale by other agents. MLS listings usually include private contact details and open house timings. 

With technology advances, MLS too has adopted Internet Data Exchange (IDX) programs, allowing brokers to display each other’s listings on websites and mobile apps. 

MLS remains the most precise and current method to discover available homes for sale in the majority of locations. Without this service, buyer and their agent would have to check multiple individual websites to find good properties in the area.

Can only licensed real estate agents access MLS?

Usually, if you want to see properties on your local real estate service as a buyer or seller, a real estate agent has to grant you access. To put your properties on the service, you must have a real estate license. If you don’t want to get a license and prefer not to work with a seller’s agent, some places offer flat-fee services that can list your property for you.

How much are the MLS fees?

There are many MLS organizations across the United States. And, each one imposes different fees on real estate brokers within their network.

The cost can be several hundred dollars per year, plus a one-time registration fee. Keep in mind that these fees are not directly charged to the public by the MLS.
